Branded Residences Big Picture

 Across the world, as of mid-2023, there are 690 completed branded residences projects or “schemes”. An additional 600 projects/ schemes are in the pipeline with an estimated delivery date just prior to 2030. 

Developers, brand managers and residential property owners and investors are getting in on the upwards trend within this ultra luxurious worldwide market niche which shows no signs of slowing amidst rapid and unprecedented growth. For example, 

Montage International— sells homes attached to montage and Pendry hotels in U.S., Mexico and the Caribbean- realized $1.1B in sales in 2022. Up sharply from $800m 2021 and 

$100M in 2018. 

The largest players in hotel branded residences, known as the Big 3, are Four Seasons, The Ritz-Carlton, and St. Regis. 



Overall, the largest side of this two brand (hotel and individual brand or non-hotel) pony is high end hotel branding. That is communities modeled after and actively managed by top-notch luxury hotel operators like Four Seasons, St. Regis and The Ritz Carlton. The hotel branded sector has more than doubled between 2010 and 2020. Adding 52,000 homes across 370 separate developments.
